"I, Thomas A. Campbell on a referral from a local mortgage broker hired Kimiko Ages to help me sell an apartment in Santa Rosa. I am a retired lawyer with modest experience in residential sales. We were able to squeeze in a meeting at a local grocery store parking lot to accommodate our complicated schedules in August 2021 when the market was getting hot. I signed all the retainer agreements and disclosures which she had prepared on about 2 hour notice, and away we sailed on a great adventure (for me). I had as tenants a family of 5 that had been in the apartment for close to ten years, and when I left my notice that we were selling they asked for time to clean up and when Kimiko actually saw inside it was a mess. We had to hire help to replace carpets, paint, etc. This is mid/late COVID and one vendor wanted to charge us over $5000 more which Kimiko handled fine. We arrived on a sale price and when the offers came in, they were 20% over, and with an appraisal contingency about 10% over. She was able to work that out reasonably and in the end we got all together for a tax free exchange.
